Taxes and costs when buying property in Marbella (Andalusia)

Last reviewed: October 2026 · Claudia Delgado Peralta

On top of the price you need to add taxes and costs. In Andalusia, as a quick rule, budget an extra 9% to 14%. It depends mainly on whether the property is resale or a new build.

Resale property

New build (first sale by the developer)

Costs in both cases

Example: €500,000 resale apartment

Transfer tax (7%)€35,000
Notary, registry and gestoría (approx.)€3,500
Lawyer (approx. 1% + VAT)€6,050
Approximate total€44,550 (8.9%)

You can work out your own case with the mortgage and costs calculator on every property page.

If the seller is not resident in Spain: the 3% withholding

When the seller is a non-resident, the buyer must withhold 3% of the price and pay it to the tax office on account of the seller's taxes. The notary and lawyer handle it, but it's good to know.

Annual costs

On each property page we show the IBI and community fees when we know them.
